Silva Construction Pro serves Boston homeowners from our office in Saugus, about a short drive north of the city. We work on bathrooms, kitchens, floors, tile, plaster and drywall, paint, masonry and more, with more than 20 years of experience and more than 1,000 projects completed.
Boston renovation is different from suburban renovation. Lots are tight, access is limited and buildings are old. A general contractor in Boston has to plan for stairs instead of driveways, neighbors on both sides and buildings that were never meant to fit a modern kitchen. We plan for that from the first visit. Our licenses are public and easy to verify: HIC #213421 and CSL #123919.

Boston’s housing is some of the most distinctive in the country. The South End is the largest surviving contiguous Victorian-era neighborhood in the United States, and Back Bay is lined with row houses. Brownstones and Federal and Greek Revival masonry buildings make up much of the older core, and the classic triple-decker shows up in neighborhoods like Dorchester, Jamaica Plain, Roslindale and West Roxbury.
Each of these building types has its own renovation issues. Row houses have shared walls and narrow footprints, so every change has to respect the neighbors. Older masonry buildings need careful work on mortar, chimneys and brick. Triple-deckers often have original plaster, old wiring and plumbing that has been patched for generations. Paint from before 1978 can contain lead, and renovation work may disturb materials that have to be identified first.
We start with a visit to your home, where we assess the space and discuss what you want before anything is priced.
Most Boston projects start with a kitchen or a bathroom and turn into more than one trade. In a city building, kitchen remodeling and bathroom remodeling work usually means demolition first, then drywall and plaster repair on old walls, tile installation and flooring (many older homes have hardwood hiding under carpet), and finally painting. On brick and brownstone exteriors, masonry covers tuckpointing and chimney repair, and pressure washing takes soot and grime off stoops, walkways and siding.
Because access in Boston is tight, the order of the work matters even more. When one general contractor in Boston plans every step, deliveries, debris removal and building rules get coordinated once instead of five times.
Boston sits on Boston Harbor, and much of the city is built on filled land that was once tidal flats. That gives it a humid, salty coastal climate on top of New England winters, with freeze and thaw that works into brick, mortar and stone. Basements and lower levels deserve extra attention for moisture, and masonry and exterior paint take a beating.
The practical result is that maintenance timing matters. Fall is the moment to repair mortar, chimneys and flashing before the first freeze, and spring is the moment to wash and repaint. A general contractor in Boston who plans around the seasons keeps small repairs from becoming structural ones.
Boston’s Inspectional Services Department issues building permits, in two main forms: a short-form permit for minor work that does not change a building’s structure or use, and a long-form permit for major alterations. Homeowners can apply for a long-form permit on a one- or two-family owner-occupied home if they will do the work themselves. If you own a condo in a building with three or more dwellings, you must hire a contractor to do the work. In practice, a general contractor in Boston takes care of this for you.
For covered work, the registered home improvement contractor is the one who pulls the permit. An owner who acts as their own contractor can do so under the homeowner exemption, but gives up the protections of the state’s Home Improvement Contractor program. Bring it up at your free estimate and we will go over what your project is likely to need.
It starts with a free visit, where we measure, look at access, stairs and building rules, and talk through what you want. A detailed plan and an itemized estimate follow, with layout, materials, fixtures and timeline. During the work we keep dust barriers up, clean daily and stay in touch, which matters in a shared building. At the end we walk through the finished project with you.

In most cases the registered contractor does. Owners of owner-occupied one- or two-family homes can apply themselves, but they give up the state’s contractor-program protections.
